Plans for East San Marco still a work in progress

The vacant lots are grassy and green, but that’s about all that’s growing on the high profile San Marco real estate.

The property, located at the southeast corner of Hendricks Avenue and Atlantic Boulevard, has long been touted as East San Marco — a mixed-use development including condominium homes and retail space. Regency Centers, a Jacksonville-based real estate firm, was slated to develop the retail portion which would include a neighborhood Publix store. The homes were a project of The St. Joe Co.’s Arvida.

But more than five years after the project’s announcement, the ground is still unturned.

When reached several times via public relations consultant Bonnie Upright, Regency Centers officials said they would “not be participating in the story.” St. Joe representatives did not respond to several attempts to get comments on the project’s progress.

According to Duval County property records, the development site includes seven sites — all owned by a East San Marco LLC. All have a mailing address at St. Joe’s headquarters in the Panhandle in Watersound.

Dwaine Stevens, spokesman for Publix supermarkets, said the company was still committed to the project but the status had not changed.
